This classic 1930’s era Tudor style home in the heart of West Seattle’s Belvidere neighborhood was such a pleasure to list and sell.  The home had been in the owner’s family for two generations, and I was grateful and honored to have the opportunity to help prepare it for market in the first time in over 60 years. 

Batchelder TileWhile it came with a few “projects” for a new owner,  it was clear that this home had “great bones” with many of the original elements intact – in this case, a stunning tiled fireplace (possibly Batchelder), original light fixtures, glass doorknobs, unpainted doors and millwork, arched doorways, coved ceilings with picture rails, and hardwood floors upstairs.  However, although the home was not currently lived in, all three levels were filled with belongings and furniture, which I knew would be difficult for prospective buyers to look past in order to appreciate the full beauty of the home’s character. 

The elderly owner was such a joy to work with.  With my goal being to maximize the selling price of the home in this excellent neighborhood, and attract as many qualified buyers as possible,  I presented the owner with a prioritized “To Do” list of items, along with an estimated budget for each item, to complete prior to listing.   As you can imagine, the list was a bit overwhelming!  So I took care of everything, “Concierge-style!”   I scheduled the service providers, met them at the house, oversaw their work, and hand-delivered their invoices to the owner.   I so appreciated the trust he placed in me.

First, I had Seattle Rubbish Removal come in and empty the house top to bottom - upper level, main level and basement.  This outfit is AMAZING and I highly recommend them!  They even pulled up the extremely worn carpet throughout the main level and hauled it away.

Once the house was empty, the next order of business was a thorough cleaning.  I had a cleaning crew come in for 8 hours of cleaning plus a specialist to wash the original windows.  We had an unanticipated decision to make on the hardwood floors which were revealed when the carpet was removed. The floors were damaged.   I had a hardwood floor expert come in for a consultation.  He stated the floors could not be refinished and needed to be replaced.  So I recommended to the owner that we install new carpet prior to listing.  We agreed on an affordable budget for this project, and I had the carpet selected, measured and installed within a week.  It looked great! 

Professional photography showcased the fabulous features and spaces in the home, and two open houses attracted dozens of prospective buyers.  We even featured a photograph of the home from the Seattle archives, dated from the 1930’s, complete with Model T in the driveway!

This story has a happy ending.  In less than a week, we received multiple offers.  The owner selected an offer that was significantly higher than list price,  came with the added peace of mind of a pre-inspection and waiver of inspection contingency, and closed less than 30 days later, just in time for the holidays.  Happy seller, happy new owners!
